Sooner or later homeowners that live in a home long enough will have to replace a failing roof to protect the rest of the home’s investment. Many questions should be considered before you choose the new roofing material for your roof replacement.
What are your future plans for the property- are you selling shortly or staying for the foreseeable future?
What kind of lifespan do you want for your replacement roof?
Do you have restrictions from a HOA (Home Owners Association)?
Type of material desired, such as asphalt shingles, wood shakes, metal, ceramic tile or slate?
What can you afford to spend or take a loan out on?
Will the existing roof frame work with a change in roofing material?
Will my energy costs go down?
Will the current venting of the roof be adequate for the new roof?
These considerations may perhaps decide what the new roofing material will be and your choices will be more limited than you first thought.

The roofing estimate will be a compilation of a breakdown of all charges, including premium material upcharges. Such as, cost of labor and materials, product and workmanship warranties, cost for permits to be pulled and clean up and removal of construction debris. Information on the type of underlayment, flashing, shingles and ventilation being used should also be discussed. Specifications on what you’ll be charged in case part of the roofing deck needs to be replaced due to moisture damage.
Preparation and Cleanup:
Preparations before any work takes place should include covering shrubs with tarps and flagging of all HVAC hoses and cables running into the home so ladders will not be placed on them. A responsible contractor will not ask for extra money for cleanup. At end of day, a worker should use a rolling magnet to pick up any nails that may have dropped during the roofs replacement.
