Roof Repair

             Unexpected roof faults, such as plumbing leaks, wood rot or decay, mold, and insects or critters chewing holes through the roof each cause their own set of unique consequences to your home. Such as, water damage or mold growth because of a plumbing leak. Insects or critters will devour building material, breed and expand their territories! Roofs as a rule can be repaired before they face full replacement. Experienced roofers are more likely to be able to avoid a roof replacement and still make a lasting repair.
  • Asphalt Shingle Repairs: Homeowners become aware of a need for a roof repair when a problem gains their attention, such as a roof leak, curling or cracked shingles, lack of granules on the shingles or a mold or mildew infestation widely apparent on the shingles.  Shingles are installed on sloped roofs which rely on gravity to keep the water flowing down off the shingles. Leaks occur mostly at weak points around perforations at vent stacks, chimneys and skylights.  Leaks also occur because of lax installation protocols, inadequate attic ventilation, and storm damage. 
  • Metal Roof Repairs:  Problems’ with some metal roofs are oxidation and leaks.  Most leaks occur at flashings around roof penetrations, seams or panel fasteners backing out.  With the passing of years, fasteners have a tendency to back out of their seated position due to wind uplift vibrating the panels- they only need to be tighten down or replaced for a lasting repair.
  • Wood Shingle Repair:  A Wood roof needs routine care and periodic treatments unless the shingles are pretreated or sealed against weathering and insect repellent- which is very expensive. Maintenance for a wood roof requires periodic treatment with preservatives and fungicides to keep the wood from drying out, warping, cracking and developing mildew and mold. Impact resistance depends on the quality of the wood shingle. Wood shingles light in density, could be very prone to shrinking and swelling as the weather changes, and all those changes increase cracks from impact to due hail or other items blowing in the wind.

  • Flat Roof Repairs: Punctures to a roof’s membrane after installation are often caused by carless service maintenance personal during repair of the mechanical systems mounted to the rooftop. They may drop tools, drag items across the roof and inadvertently make holes in the flashings around the equipment they are working on. After every repair, an inspection of the rooftop should be made. Sometimes walkways or paths are created around mechanical systems with a sacrificial layer of membrane to avoid issues caused by service people. Another common problem is Membrane fasteners become loose due to weathering and then need to be replaced.
  • Regular Maintenance is Worthy- Ponding can result from clogged drains, HVAC units without condensation drain lines, or other reasons… However, regular maintenance would catch these problems early on before much damage occurs.
  • Leaks in tar and gravel roofs may require the pulling back of some of the roofing layers to find the leak. Tar and gravel roofs have been used in the USA for more than 150 years so we know a lot about how to make them last. With an expert install and regular maintenance these roofs can last beyond 30 years.
