Re-Roofing Large Commercial Flat Rooftop

Flat roofs are an ancient form of roofing in arid climates, such as in Egyptian, Persian, and Arabian countries.
They had a preference for simply built roofs of masonry or concrete which also allowed the space to be used as a living space or rather terrace. These areas had very few trees but the masonry and concrete roof were good at keeping out the heat of the sun and any water that soaked into the roof would quickly dry out- no problems with a thaw and freeze cycle.
Flat Roof are used for large commercial buildings because it frees up the space within the building
while allowing for the environmental systems to be mounted to the rooftop. They are also less expensive to install as they cover less surface area than a pitched roof and are easier to install and maintain. Finally, they could be used as a rooftop garden or a patio.
Flat roofs, while they may seem little easier to walk on, are a very complex waterproof system
that will need an expert who is familiar with installing and repairing flat roofs. The problems that can occur are varied and many, such as walking on an ageing flat roof can be dangerous because unknown roof damage could have weakened load capacity of the roof causing a person to fall through, walking too close to roof penetrations that might not be sturdy could send a foot crashing through the rooftop or tripping over cables
Torch Down Method
Peel Back Method
BUT (Built up Flat Roof)
is manufactured on the roof as built up layers of roofing felt, fiberglass, hot tar (Bitumen) and finalizing with a gravel top. The hot tar is very hazardous to work with so this type of roof should be serviced by an experienced roofer. The roof is fire-resistant because of the gravel top and can have a lifespan of 30 years with periodic maintenance.
Modified Bitumen can be installed in two ways.
The traditional method involves using the flame of a large torch to seal the materials (felt and strips of bitumen) to the roof as they are rolled out. The newer method is mainly a peel and stick application mostly for light colors that reflect heat.
Rubber Membrane is made of natural rubber or EDPM (ethylene propylene diene monomer) rolled like a carpet into a flat membrane.
The membrane is available in two colors white or black. Both types of membrane are UV resistant. The white color is roughly 30% more expensive due to its heat-reflecting properties which is better for southern climates. The membrane lies on top of the roof, like a huge blanket, is subject to wind damage or even liftoff in a storm. Safety regulations require the membrane to be mechanically fasten with long screw like anchors, adhesive or ballasted with round gavel to keep the public safe from large flying sheet of rubber.
Flat Roof maintenance is the best way to protect your buildings valuable investments and inventory from water damage.
Whatever climbs, blows or drops on top of the roof needs to be taken off by maintenance personal. The debris should be swept off after every storm and the drains cleaned often to avoid any standing water.
