Business roofs that have flat or low slope configurations use various roofing materials, such as built-up roofing, metal roofing, modified bitumen roofing, single-ply roofing and spray polyurethane foam. All commercial roofs experience wear and tear through the years and will leak, pond water, blistering, ridging, surface erosion. The best way to combat flat roofing leaks is periodic inspection to check for problems- whatever blows on, drops on or crawls on a flat roof will have to be removed by someone.
Types of Roofing for Flat or low-Pitched Roofs
Tar and Gravel or BTU
(built up roof): Alternation of heavy roofing felt and hot asphalt (tar) are built up on the flat roof and finished with a top coat of gravel or mica to protect the roof from storm or foot traffic damage and to reflect UV rays (sun’s rays will degrade the asphalt). These roofs are rated by how many layers (usually 3 to 5) are installed.
These roofs are single-ply systems that are rolled out on the roof as its being heated with a blow torch. The single-ply roofing material is similar to a BTU except there are additional polymers in the matting that provide protection from the elements and help increase the lifespan of the roof.
: Ethylene Propylene Diene Monomer (EPDM) is used to create a single-ply rubberized roofing membrane. EDPM is sold in a range of widths 7.5 to 50 feet, and in 2 thickness, 45 and 60 mils. It can be installed as a complete membrane or ballasted with seams that are connected with liquid adhesives or specially formulated tape.

TPO (thermoplastic polyolefin)
is a rubber like single-ply roofing membrane that comes in varying length up to 100 feet long verses 6 to 12 feet wide. The membranes typically are 40 to 100 mils thick with a highly reflective white top. Thermoplastic is a plastic or synthetic substance that softens when heated but hardens upon cooling this enable the seams to be heat welded and when cooled becomes a very strong bond.
These roofs come in shingles or panels and can be manufactured to several different looks. They have a life expectancy of over 30 years and are fire resistant. They are costlier to install and require special tools for fastening to the roofing deck. Flat or low sloped roofs are installed with panels- known as standing seam roofing. The panels generally come with a painted mill finish or a clear acrylic finish. This design will promote the draining of rain and snow and elimination of ponding leaks.
The environment can have a big impact on a flat roof. Trees overhanging the roofs can drop fruit, nuts, leaves, needles, and broken branches all of which can deteriorate the functioning of your roofs waterproof system. Trees can also be a highway for critters or criminals to access your roof. Trees are beautiful but they are a main source of outside turbulence brought to your roof and should be kept trimmed back.
